Twining Lake Properties GENERAL OVERVIEW

The Twining Lake property is located in Tolland, Hampden County, Massachusetts, in the southwest region of Massachusetts on the Connecticut border in the foothills of the Berkshire Hills along the Farmington River.

Location: Tolland is located in Southwestern Massachusetts, and is bordered by Otis on the north, Granville on the east, Colebrook, Litchfield County Connecticut on the south, and Sandisfield, Berkshire County on the west.

Tolland is a small town with a population of about 300 people. It has few commercial properties and is characterized by a traditional New England village and common. It is bounded on the west by the Farmington River. The northern portion of the town contains a portion of the Otis Reservoir and is part of the Tolland State Park. The southeastern portion of the town contains the Granville State Park.

Tolland is a rural hill town in the eastern Berkshire highlands, located on the Farmington River. Only limited agriculture is possible because of the rugged, wooded terrain and marshlands and it is conjectured that until the first documented permanent settlement in 1750, the town was mainly used for small, seasonal hunting or fishing camps.

SITE DESCRIPTION-Twining Lake

The subject property has a total of 12,000+ lineal feet of frontage along both sides of East Otis Road. The land along East Otis Road consists of variable terrain: the land on the east side along the pond slopes down from the road in the central portion of the property and mostly slopes up from the road north of the pond; the land on the west side of East Otis Road slopes up from the road in most areas save in the brook that flows from the pond to the Farmington River.

The property has five hilltops, of which, three flank the pond. The highest elevation of the property is in the northeastern portion, near Noyes Pond, at about 463 meters, or 1,519 feet above sea level. The other hilltops are: (1) located in the northern portion east of the road with an elevation of about 1,450 feet above sea level; (2) in the northern portion west of the road with an elevation of about 1,466 feet above sea level; (3) in the central western portion, with an elevation of about 1,300 feet above sea level; (4) in the southern portion west of the road at 1,500 feet above sea level. The lowest elevation is along the Farmington River on the western border of the property, which is at about 866 feet above sea level.

The Farmington River is a well-known bass and trout fishing stream that flows southward into the Colebrook Reservoir. The Farmington River is a fast flowing, rocky-bottomed river that is known for its clean waters. The subject property has about 2,700 lineal feet of frontage on the Farmington River which forms the property’s northwestern border.

Twining Pond is located in the southeastern portion of the subject property. It consists of approximately 125+ acres that is fed by several streams and springs that flow from the surrounding wetlands and marshy areas. The pond flows into a brook that leads from the northwestern portion of the pond in a westerly direction into the Farmington River. The pond is a popular bass fishing location. The subject property has about 6,000+ lineal feet of frontage on Twining Pond. The pond is attractive with a peninsula projecting into the water from the southern portion of the property. In the center of the pond there is fairly large island.
